Denver Preventive Gutter Care
Two Scheduled Visits. One Less Thing to Worry About.
Our Gutter Maintenance Program gives Denver homeowners a simple way to stay ahead of clogged gutters, loose hangers, drainage problems and seasonal buildup without having to remember when to call. We schedule the spring visit, we schedule the fall visit, and we inspect the system while we are there.
This is not an unlimited repair warranty and it is not a quick “blow the leaves out and leave” service. It is a preventive maintenance program built around cleaning, downspout clearing, visual inspection and early problem identification by a local gutter contractor.
Featured Answer
What Is the Ernie’s Gutter Maintenance Program?
The Ernie’s Gutter Maintenance Program is a twice-a-year preventive gutter service for qualifying Denver-area homes. Members receive scheduled spring and fall gutter cleaning, downspout clearing and a visual inspection for loose hangers, poor pitch, negative drainage, leaks, separation and other visible concerns. Repairs are identified and explained, then quoted separately when needed.
Your gutter system becomes something we check for you twice every year. You do not have to remember to call when spring arrives or when fall leaves start collecting. We schedule the visits, clean qualifying gutters, check the drainage system and tell you what needs attention before a small problem has more time to become an expensive one.
Plans & Pricing
Choose the Maintenance Program That Fits the Property
Residential pricing is designed for qualifying homes up to approximately 2,000 square feet with normal gutter access and normal seasonal debris. HOA, townhome, condominium, apartment and other multifamily properties are quoted separately because building count, height, access and gutter footage can vary dramatically.
1-Story Home
$348 per year, billed monthly
For qualifying one-story homes up to approximately 2,000 sq. ft.
- 2 scheduled service visits per year
- Spring gutter cleaning
- Fall gutter cleaning
- Downspout clearing and flow check
- Visual gutter-system inspection
- Loose hanger and attachment check
- Pitch and drainage evaluation
- Visible leak and separation check
- Problem identification and recommendations
- Priority scheduling for plan visits
Standard plan conditions and exclusions apply. Repairs are not included unless specifically written into a separate work order.
2-Story Home
$468 per year, billed monthly
For qualifying two-story homes up to approximately 2,000 sq. ft.
- 2 scheduled service visits per year
- Spring gutter cleaning
- Fall gutter cleaning
- Downspout clearing and flow check
- Visual gutter-system inspection
- Loose hanger and attachment check
- Pitch and drainage evaluation
- Visible leak and separation check
- Problem identification and recommendations
- Priority scheduling for plan visits
Two-story pricing assumes normal ladder access and standard roof/gutter conditions. Unusual access or heavy debris can require custom pricing.
HOA & Multifamily
Quoted by property
For townhomes, condominiums, apartments, HOAs and multifamily communities.
- Scheduled spring and fall service
- Building-by-building gutter cleaning
- Downspout clearing
- System inspection
- Problem identification
- Before-and-after photos when appropriate
- Condition notes for management
- Repair proposals when needed
- Scheduling coordinated with property management
Pricing depends on buildings, units, gutter footage, height, access, debris conditions and requested service frequency.
Preventive Inspection
We Are Looking for More Than Leaves
A gutter can look clean from the ground and still have a problem. Water has to enter the gutter, travel toward the outlet, move through the downspout and discharge far enough from the structure to protect the home. If one part of that path is wrong, the homeowner may still end up with overflow, fascia damage, staining, foundation moisture or water collecting where it should not.
During a maintenance visit, our job is to clean qualifying debris and then pay attention to how the system is physically attached and how it is supposed to drain. If a hanger is loose, a section is sagging, a corner is leaking, the gutter has lost pitch or the downspout is discharging in the wrong place, we want to identify it while the problem is visible.
That does not mean every issue becomes part of the monthly plan. The maintenance plan covers the scheduled maintenance and inspection service. When we find a repair, we explain the problem, show the homeowner what we found when practical, and provide a separate repair recommendation or estimate.
What We Check During Service
- Debris buildup inside open gutters
- Downspout openings and accessible blockages
- Loose or visibly stressed hangers
- Gutters beginning to pull from the fascia
- Sections holding water or draining the wrong direction
- Visible pitch and sagging concerns
- Leaking corners, seams or end caps
- Downspout connection problems
- Discharge locations that send water back toward the home
- Visible fascia or attachment concerns around the gutter line
Spring + Fall
Why Two Scheduled Visits Make Sense in Denver
Denver gutters deal with more than autumn leaves. Snow, freeze-thaw cycles, spring moisture, wind-blown debris, summer storms and changing temperatures can all expose weak points in a drainage system. Two visits create a practical rhythm: inspect and clean after winter, then prepare the system again before the next winter cycle.
Spring Maintenance Visit
The spring visit is the reset after winter. Snow and ice can reveal weak hangers, move debris toward downspout outlets and make existing pitch problems easier to notice. Spring service clears normal debris, checks the outlets and gives us a chance to look for visible issues before the heavier summer storm season.
- Clean normal seasonal debris
- Clear accessible downspout openings
- Check attachment after winter weather
- Look for sections holding water
- Identify visible leaks or separation
- Recommend repairs before storm season when needed
Fall Maintenance Visit
The fall visit prepares the gutter system for colder weather. Once leaves and seasonal debris collect, water can back up quickly. Clearing that material before sustained freezing weather reduces the chance that clogged outlets and standing water become part of a winter drainage problem.
- Remove qualifying fall debris
- Clear downspout openings
- Check visible hangers and attachment
- Look for sagging and negative drainage
- Identify damaged areas before winter
- Document repair needs when they are discovered
What “Set It and Forget It” Really Means
It does not mean the gutter system never needs attention. It means the homeowner no longer has to remember when seasonal maintenance is due. The service is placed on a recurring schedule so the system gets checked at the two times of year when preventive gutter maintenance is most useful.
Clear Expectations
What the Standard Maintenance Plan Covers — and What Requires Separate Pricing
The monthly price works only when the scope is controlled. A normal open gutter with standard seasonal debris is very different from a gutter packed with pine needles, a system covered by leaf guards, or a property that requires unusual roof access. We spell out those differences so homeowners know what they are buying.
| Standard Plan Service | Separate Quote / Not Included in Standard Price |
|---|---|
| Two scheduled maintenance visits each year | Additional unscheduled cleanings beyond the included visits |
| Cleaning normal seasonal debris from qualifying open gutters | Excessive pine-needle accumulation, compacted debris or unusually heavy buildup |
| Clearing accessible gutter outlets and normal downspout obstructions | Underground drain excavation, buried drain repair or inaccessible internal blockages |
| Visual inspection for loose hangers, sagging, pitch, leaks and drainage concerns | Gutter replacement, re-pitching, fascia repair, extensive hanger replacement or structural repair |
| Problem identification and repair recommendations | The repair work itself unless approved on a separate written work order |
| Normal ladder access for the qualifying plan | Unusual roof access, unusually steep conditions, difficult site access or special equipment requirements |
| Open gutter systems without removable protection systems | Leaf guards or gutter guards that must be removed, cleaned under or reinstalled |
Program Terms in Plain English
The residential plans shown above are annual maintenance programs billed monthly. Final enrollment includes confirmation that the property qualifies for the selected plan. Service windows, access requirements, payment authorization, cancellation terms and any property-specific exceptions are confirmed before the program is activated. If a property does not fit the standard plan because of height, access, pine needles, gutter guards, unusual debris or another labor-intensive condition, we can provide custom pricing instead of pretending the standard price will cover work it was never designed to cover.
The Ernie’s Difference
Gutter Cleaning Is Useful. Gutter Diagnosis Is Better.
There is nothing complicated about removing leaves from a gutter. The real value starts when someone can recognize why water is still overflowing after the gutter is clean, why one corner keeps leaking, why a section holds water, or why the gutter is slowly pulling away from the fascia.
That is where a maintenance program from a gutter contractor is different from hiring someone whose only job is debris removal. We are looking at the gutter as part of the home’s drainage system. If the system is not moving water the right way, the homeowner deserves to know before the next major storm exposes it.
Problems We Commonly Want to Catch Early
HOA + Multifamily
A Separate Maintenance Program for Communities and Managed Properties
Townhomes, condominiums, apartment buildings and HOA-managed communities should not be forced into a one-house pricing model. A community may have several rooflines, shared downspouts, different building heights, restricted access and dozens of gutter runs. That is why the HOA and multifamily program is quoted separately.
Pricing Factors
- Number of buildings and units
- Total gutter footage
- One-, two- or three-story access
- Roof and ladder access
- Debris and tree conditions
- Gutter guards or specialty systems
- Requested service frequency
Management-Friendly Reporting
- Scheduled service coordination
- Building-by-building observations
- Before-and-after photos when appropriate
- Photos of visible repair concerns
- Condition notes for management
- Repair proposals when requested
Why It Matters
One clogged downspout on a single-family home is one homeowner’s problem. In a multifamily community, the same issue can affect common areas, siding, fascia, landscaping or multiple units. A scheduled maintenance program gives the property manager a repeatable process instead of waiting for residents to report overflow after the damage has already started.
Maintenance Learning Center
Use This Page as the Hub for Gutter Maintenance Questions
The Maintenance Program is more than a pricing page. It is the central hub for homeowners who want to understand what causes gutters to clog, sag, leak, pull away or drain in the wrong direction. The supporting resources below connect preventive maintenance with the repair and drainage topics that homeowners commonly discover during a cleaning or inspection.

Frequently Asked Questions
Gutter Maintenance Program FAQs
1. How much is the one-story gutter maintenance plan?
The one-story maintenance plan is $29 per month, or $348 over twelve months, for qualifying one-story homes up to approximately 2,000 square feet. The property must fit the standard access and debris conditions for the advertised plan price.
2. How much is the two-story gutter maintenance plan?
The two-story maintenance plan is $39 per month, or $468 over twelve months, for qualifying two-story homes up to approximately 2,000 square feet. Unusual access, steep conditions or heavy debris can require custom pricing.
3. How many times per year do you service the gutters?
The standard residential maintenance program includes two scheduled visits per year: one spring visit and one fall visit. Those two seasonal windows allow us to clean normal debris and inspect the system after winter and again before the next winter cycle.
4. Does the maintenance plan include gutter repairs?
No. The standard plan covers the scheduled cleaning, downspout clearing and visual inspection. If we find a loose, leaking, damaged or poorly draining section, we explain what we found and can provide a separate repair recommendation or estimate.
5. Do you check for loose gutter hangers and bad pitch?
Yes. The inspection is designed to identify visible attachment issues, loose hangers, sagging sections, negative drainage, poor pitch, leaking joints and other conditions that may prevent the system from moving water correctly.
6. Are pine needles included in the standard price?
Normal seasonal debris is included, but excessive pine-needle accumulation or compacted debris can require additional labor and may need custom pricing. We qualify the property before activating the standard plan so there are no surprises.
7. Are homes with gutter guards or leaf guards covered?
Gutter guards and leaf guards are not included in the standard open-gutter pricing when the guards must be removed, cleaned under or reinstalled. Those systems can be evaluated and quoted separately based on the specific product and access.
8. Do you offer maintenance for townhomes, HOAs and apartments?
Yes. HOA, townhome, condominium, apartment and multifamily properties are handled through a separate custom maintenance program. Pricing is based on the number of buildings, gutter footage, height, access, debris conditions and requested service frequency.
9. What happens if you find a problem during a maintenance visit?
We identify the visible concern and explain what should be done. When practical, we can provide photos or notes showing the problem. Repair work is quoted separately so the homeowner or property manager can decide how and when to proceed.
10. Why use a recurring maintenance program instead of calling only when the gutters are clogged?
A recurring program puts the property on a schedule before overflow becomes the reminder. It also creates two opportunities each year to identify loose attachment, pitch problems, leaking areas and drainage concerns that might not be obvious from the ground.
Ernie’s Gutter
Keep Water Moving Where It Belongs.
Preventive maintenance cannot stop every future gutter problem, but it can help catch ordinary cleaning, attachment and drainage concerns before they are ignored for another season. If you want a spring-and-fall schedule instead of remembering to call after the gutter overflows, the Maintenance Program was built for exactly that.
